On the day of the tour we charter a luxury 56-passenger tour bus, and spend about 3 1/2 hours touring communities which we feel have some of the best buys on real estate.
We begin our real estate search about three weeks prior to the tour, beginning with about 300 homes. We use a formula created by our lead real estate agent to identify the most promising properties, and we narrow the list down to between 25 and 35 properties in the geographical area.
Two and three days before the tour, we do an up-close-and-personal viewing of all of the remaining properties to eliminate homes we feel don't live up to our standards.
- Part of what we do is prepare an informative booklet that accompanies the tour, which gives in-depth information about all of the factors which make each property an excellent purchase opportunity.
- Include comparable sales information, a realtor's analysis, a property appraiser's comments, and a financing illustration. We include a neighborhood analysis with every tour.
- During the tour we provide water, coffee, sodas and fresh fruit and pastries. The bus is equipped with a restroom. All of this is included for $25.
- We meet at a public location on the bus route at 8:30 AM on a Saturday and return at about 12:30 PM.
On most tours, there is an expert realtor, lender, property appraiser, property inspector and a contractor. We have guest experts who come along, and each of the experts is available for comment and questions.
We have looked primarily at foreclosure properties because of the very attractive values available on these homes, but we also look at other homes we have identified as exceptional values.
We will speak about each of the properties before and after viewing them, and encourage a dialogue between all of the participants. Our intention is to create a forum where real estate buyers and investors can come together and share information in order to make excellent buying decisions.
Our passengers have given us excellent reviews, and our typical group is between 20 and 40 passengers.
We have generated a lot of interest for the upcoming season, so we encourage participants to reserve their seat early. We will send out an e-vite for each tour between 2 and 3 weeks prior to the date.
